1) What are the move-in costs?
The application fee is $75.00 per person, the admin fee is $200.00, and the security deposit ranges from $300 to one month’s rent.
2) Are utilities included in the rent?
Water, sewer, trash, and pest control are billed with your rent and are not included in base rent. Electricity is through Florida Power & Light (FPL).
3) How long is the lease term?
Lease terms are available between 7 and 14 months.
4) What are the late fees and grace period for rent payments?
Rent is due on the 1st and late on the 5th of the month. The late fee is 10% of the amount owed.
5) Is renters’ insurance required?
Yes, renters’ insurance is required.
6) What is the policy for breaking the lease early?
A 60-day notice to vacate is required. At lease signing, you may choose to pay a two-month termination fee or pay rent until the apartment is re-rented.
7) How is rent paid?
Via ACH, debit, or credit card through the online resident portal, or through a Walk-In Payment System at participating retailers. Rent is not accepted at the office.
8) What is the pet policy?
Pets are welcome with breed restrictions. A one-time pet fee of $350 per pet (max 2) and monthly pet rent of $30 per pet apply.

Limited availability at $30 per month.

No, furnished apartments are not offered.
13) What is the guest policy?
Guests may stay up to 14 days without being added to the lease.
14) How are maintenance requests handled?
Submit requests via the resident portal. Emergency maintenance is available 24/7 by calling the office number.
15) Is there 24/7 emergency maintenance?
Yes.
16) How is pest control handled?
Pest control is performed quarterly for each apartment home.
17) What is the neighborhood like?
Located in ZIP 32907 with convenient access via Malabar Rd and I-95. Car-dependent (walk score ~16). Nearby dining includes Texas Roadhouse, Marco’s Pizza, Long Doggers, LongHorn, Carrabba’s & more. Parks & nature: Fred Poppe Regional Park, Turkey Creek Sanctuary, Castaways Point Park. Transit: Space Coast Area Transit (SCAT) routes 22, 25 and others serve the area.
18) How are packages received?
No on-site package locker system.
19) What is the lease renewal policy?
60-day notice to move out required. If not renewed prior to expiration, lease converts to month-to-month at a new rate.
20) Is subletting allowed?
No, subletting is not allowed.
21) Are washers and dryers included?
Yes — full-size stackable washer and dryer in every home.
22) What appliances are included?
Refrigerator with icemaker, range/oven, dishwasher, microwave, garbage disposal, and washer & dryer.
23) Is there additional storage for rent?
No.
24) What are the internet and cable options?
Wired for Spectrum and AT&T Fiber.
25) What are the income requirements?
Minimum monthly income of 3× the monthly rent.
26) What schools is the community zoned for?
Jupiter Elementary, Southwest Middle/Junior High, and Heritage High School.
27) What grocery or shopping is nearby?
Winn-Dixie, Publix, Walmart, Target, Roses, Ollie’s, Harbor Freight, Kohl’s, Marshalls, Ross, Academy Sports, Bass Pro Shops, Sprouts, Bravo Supermarket, Thrifty Produce & Meats, ALDI & more.
